The FAAC 400 series (including the 402, 422, and 452 models common in Chandler’s older custom homes) typically pairs with the KP or KP-S keypads and the VDS or VDS Slim intercom modules. These use a four-wire communication bus at 12V DC. The FAAC S418 and newer 770/780 swing-arm operators found in many Ocotillo and Circle G Ranch installations use the XK or XK16 keypads and the GSM or WiFi intercom options, which communicate over a two-wire loop or wireless bridge.

To identify your part, look for the white FAAC label inside the keypad housing or on the intercom backplate. The part number format is usually 401XXXX for keypads or 405XXXX for intercom stations. If the label’s faded, measure the cutout: KP-series keypads need a 2.75-inch square opening, while XK-series units need 3.25 inches. We carry both OEM FAAC parts and quality aftermarket equivalents from EMX and Security Brands that meet the same IP55 rating for outdoor use. The aftermarket units typically save $60-$90 on parts cost and carry the same one-year defect warranty.

One compatibility gotcha: FAAC changed its keypad communication protocol around 2018. A new XK keypad won’t handshake with a 2014-era 422 board without a firmware update on the control panel, which we can run in the field. What you can check safely: verify the keypad has power by looking for any backlight glow at dusk, test your gate remote to confirm the operator itself works, and check the breaker labeled “gate” or “landscape” in your panel. If the keypad’s dark and the remote works, you’ve isolated the problem to the keypad or its wire run.

Where DIY goes wrong: FAAC keypads and intercoms run on low-voltage DC, but the control panel they’re wired to is connected to 120V AC house power. Opening the operator enclosure to trace wiring puts you inside a live electrical box. More importantly, programming a new FAAC keypad requires entering the operator’s master code and setting user codes in the correct sequence; a missed step can lock out all remotes or leave the gate in manual mode.
