Signs Your BFT Welding & Fabrication Is Failing

• Arm wobble or clunk at the start of each cycle. The weld between the operator arm and the gate bracket is cracking through. On BFT PHOBOS units, this shows first as a 1/8-inch gap that opens under load; left alone, the arm separates completely and the motor runs free.
• Mounting plate pulling away from the gate post or pillar. The steel plate that anchors the operator has cracked at a bolt hole or the weld to the post cap has failed. In Chandler’s hard soil, gate posts settle slightly over years; that stress concentrates at the forward mounting bolt.
• Gate opens but won’t close, or reverses mid-travel. A shifted or cracked fabrication has thrown the operator arm out of plane. BFT’s electronic limit system detects the binding load as an obstruction and reverses - but the real problem is mechanical, not in the board.
• Visible rust streaks or scaling at any weld. Desert sun bakes off paint, monsoon humidity gets underneath. We’ve replaced 4-year-old fabrications in Chandler that looked fine from the street but were hollow at the weld root.

There’s a short list of what a Chandler homeowner can safely check: loose bolts at the operator mount, visible cracks in paint at weld lines, and whether the arm still moves smoothly by hand with power disconnected.
