The homeowner called after the gate had been scraping concrete for three weeks. The top hinge bracket had torn clean through the 4×4 post, and the bottom hinge was bent 15 degrees from the weight. We set a new steel post sleeve, installed a commercial-grade J-bolt hinge with a 900-pound rating, and realigned the gate to within an eighth-inch of level. Under Clause 4, we photographed the bracket torque setting and the post-plumb reading before we left. Gate swings one-finger now.

The FAAC 740 had been running hot since last summer’s monsoon, and the capacitor finally cooked itself into the housing. We don’t guess at motor failures - we test the draw on the arm under load and check for binding in the travel path. The gate track had a three-foot section where the weld seam had raised just enough to spike amperage. We ground the seam flat, swapped in a FAAC 770 with a 50% higher duty cycle, and added new photo-eyes (the infrared beam that stops the gate if something crosses the path) because the old pair had cracked housings from sun exposure. Written price was $2,340 before we touched a tool. The photo log shows the amp draw dropping from 8.2 to 4.1 under the same load.

Aluminum gates crack at the weld when the track settles and the gate starts racking every cycle. This one had a six-inch split running from the bottom rail into the vertical stile, and the V-track had sunk an inch on the latch side. We pulled the gate, TIG-welded the crack with 4043 filler, added a hidden gusset plate for reinforcement, and re-poured the track footer with a laser-leveled bed. The powder coat got a touch-up in our shop - not perfect, but you won’t spot it from the driveway. Adrian Vance signed off on the weld penetration photos himself; that’s the kind of thing he started documenting on commercial access-control sites back in 2014, and we haven’t stopped.

The gate had been stuck open for two days, which in Fulton Ranch means your backyard is basically public access. The LA500’s worm gear had stripped at the open-limit position - common when the limit switches drift and the motor keeps driving against the mechanical stop. We pulled the operator head, found the gear housing packed with dried grease and metal dust, and replaced the worm gear with an OEM LiftMaster part. The limit switch was set 12 degrees past travel; we reset it and photographed the new position. Total bill came in at $680, written and approved before we opened the toolbox. Gate cycles quiet now, and the homeowner has the photo record showing the gear mesh clearance we set.

Some gates are past patching. This chain-link frame had rusted through at three weld points, and the homeowner wanted to add automation while we were at it. We built a new 16-gauge galvanized frame with a top rail stiffener, hung it on adjustable ball-bearing hinges, and installed a Ghost Controls TSS1XP with a solar option because the property’s gate post was 200 feet from the nearest outlet. The keypad went in on a separate post with a weather-rated housing. We don’t steer customers toward replacement when repair will do - but when the metal is flaking off in sheets, we’ll tell you straight. Written price for the full job: $3,850. The photo record includes the wire gauge on the low-voltage run and the solar panel angle reading.

The Viking G-5 was flashing a fault code that doesn’t appear in the homeowner manual - we know it because we’ve worked on nine major automation brands and Viking’s diagnostic sequence is burned into memory at this point. We sourced the board through our Viking distributor, transferred the dip-switch settings, relearned the remote codes, and tested the safety reverse under load.
